I'm not too season on the coliving space, but it seems like something I need to check into in 2020. It doesn't hurt to learn new things in this coming year due to all that going on now.

@Rashid Algaradi not a good answer to that question because there is so much that goes into that. I say go on feel and not on the cheapest price. The other part of it is to build your own list if possible which those leads will convert.

@Quang Tran the simple thing to do is work with a local investor and become a bird dog. This a person that go out and find deals and bring them to the investor for a fee. It's easy to make $50k a more a year by doing this and most importantly it won't cost you a dime but your time.

@Tony H Truong go in the phone book and call every name with the last name of the owner and asked them do they know the owner. It's an old trick that works.

@Manuel Angeles Yes, I seen many real estate people come online to build their leads. Getting leads online is by far the best way because of the leverage. The percentage depends on if its Socal media, Search engines, Video marketing or word or mouth.
But the % of leads that convert is an impossible way to track state from state to state. The reason is that every market is not the same, and the message is not the same. I might get a 30% response in my market and you might get a 10% response rate. The issue is that we use different messages and, to be honest Manuel this form of stats is just too hard to compare.

Bandit sign still and will always work no matter the market you're in. Heck, I've used them back in the day for years, and yes got many calls. The issue is that a lot of cities such as mines are cracking down on them because some people abuse them.
Instead of having 5 or 6 signs up they will have about a 100. Then the city will call the number give them a warning, and after that, if found again they are fined.
So they are very effective it's just that if your city has an ordinance then it makes it a little harder to get away with it. But, like I said it's very effective and recommend it to those who want "Now" results.
Online marketing is a just another avenue to pursue because of the revolution of the internet, and people are all connected at the hip. Just know if you can master both online and offline marketing just like I educate my clients then you will dominate.

@Han Oo I will say not to abandon the SEO unless it's something you just don't want to focus on. What I try to explain to real estate people is get that part of your business rolling, but at the same time do what I call today marketing. This is marketing that works today, but still, concentrate on what will work months down the road.

@Han Oo coming from a guy who has been doing internet marketing, and real estate for over 15years now I can say both works the best. When I talked to my real estate clients I'm always stressing online and offline marketing.
We focus on SEO, email marketing, social media, PPC, Networking, direct mail, video marketing and more.
You see putting all these together we're able to touch on all parts and don't leave any stones unturned. Being consistent for to 6 to 12 months you will be able to dominate any local marekt.
So the answer to your question is to go after both if you want to be the top dog in your local market.

@Jay Newman direct mail is powerful if used right. Don't send a piece of mail without having a full map of how you want to interact with them. Why? them you will understand the response you get, and how to turn them into clients. I wrote "Real Estate Postcards? Complete Guide to Increase Your Response Rate by 50%" just for those who wanted a step by step process into this form of marketing. Google it
