@Luke H. my experience in using numbers that get the higher response rate is to use something local. Think about it...would a local person be more willing to dial a 1-800 number or local number. 

People will respond more to someone who they think is local from what I've seen over my 15 plus years of investing. But then again it's a judgment call where you still can't go wrong.

Yo @Michael Baradell Good to talk to another Lousiana investor. Back in the day when I use to hunt down leads, I would head to the court house just to look up owners of properties that were vacated. Then I would leave a note on the door, and possibly send out a letter to about purchasing the property. Done right you can have good success with this, and to make it more effective think to get a website to educate them more on who you are and what you do.

@Diana Tian Go old school to get hotter leads which are by putting up bandit signs if your city accepts it.  You will be able to get people who are in trouble, and to be honest a little easier to help. Try It

@Mateusz Prawdzik I really like the template letter which is great overall. Now, even though it's good but it can be a little pushy. What I mean is that people really do want to keep their property if you know it or not, so you must approach very carefully.

What I teach my real estate clients is that the first impression should be more of a welcome letter educating them about the current market. Hopefully, you have a website to refer them to for additional content.

Now, you go them in a "TRUSTED MOOD" where you can market to them down the road. This approach will increase your response rate.

Email Marketing 

Networking Locally

PPC

SEO

Using all these formulas together build leads, and this allows me to always stay in front of my marketing.

All the above will work just fine, but if I had to choose it would be "Postcards" The reason why is that you get a more natural feel, and personally I think the response rate is hotter. 

Overall the key is to have an attractive message to get people to respond. If people don't respond then you will lose money which is what I talk about a lot in my postcard guide called "Real Estate Postcards? Complete Guide to Increase Your Response Rate by 50%" You can Google It.

So before jumping into this type of marketing just make sure you do full research to get the best results.

100% correct. Never do any type for marketing online or offline without your website visible. Why? Simple truth is that your website can work all times of the day when you can't. People will google your business first, so make sure it shows the visitors tons of content about you, and educational content for them learn.

I will say if you can go about it yourself then that will be the route I will go. Yellow letters are very powerful if you can go about it in the right way. Yes, if you have the budget then that will save you time and effort if possible. I wrote a great guide called "Real Estate Postcards? Complete Guide to Increase Your Response Rate by 50%" which you can google that give even tons of more creative ideas for yellow letters and post card marketing.
