Well to be honest I'm not 100% sure you can get a list like that. Perasonaly I think you will have to go the networing route. What i will do is network with enouhg landlords where you will becomes good friends wiht them and be told about evictions. Not sure if Im on the right road but thats the route I would go.

David, there are tons of software out there that will serve the functions you're looking for. The list them all will take all day, and to be honest it comes down to your budget. Doing a simple Google search will return tons of software which I've used a time or two in past. This is the best information I can give since there are so many of them.

@Ivan Lopez I like both of the stratyges, but the pre recored mesage will say you time. nothing is worse answerinf the phoen repating yourself time after time. Believe the message one will be my chocie of weapon.

@Cameron Tope REI website can be craeted form tons of places, and people online. This is scarey if you don't underastdn website seo, design and formate. Plus your site will need to run on itsd own platefrom that you control 100%. Can't tell you how important is it to control your webiste. Fianlly, I will preach to yuo about creatong eductaional content that will serve your audence.

@James Bitakis the MLS is not a good place to be unless you ready to pay full price for a property which is not bad. If you can buy at good price then there are wasy of still making money. But overall the MLS is filter throuhg before you even get a eye on it, so don't bother unless you ready to spend full price.

@Matthew Rembish I think you can find opportunites on any of the top real estate websites. Persaonly I thinmk there are ways to do deals no matter the property is 50% off of can be purchase at full price. So those for sale by owner website are worth using if you can get creative.

@Austin Faux bandit signs can bring in tons of calls around any location. People see these advertising items, and think there is a quick solution to their problem. No, I'm not in CO but I do know the power of those signs.

It says that I'm moving all around "PAGE" 2 to 9, not page 1. Plus I said that I just started this year trying to rank for that keywords, which when it comes to SEO it takes months to get to #1, it doesn't happen over night.

Finally, I can show you tons of keywords I rank for, but my over goal was to answer your question with value, and not to sell any services I provide.
