@Benjamin Blackburn Yellow letter are very powerful if you can say the right things to get people to respond. But guess what..people actually don't want to sell their properties. The key is what @Steve Vaughan say is to have a website to fall on.
Create educational content on that website on all parts of real estate that you think will help people like that. If it's in distress give info on hope to bring the house back up the value. Going to forclosure provide another alternative.
If all fails on their end guess who they gonna call. The goal is to educate and people will respond.

@Wendy Lovejoy yes you can attract tons of sellers online, you just need to know how to position yourself. Get your brand in front of those people through your website, and watch how the leads start to come in. You need to learn how to market with social media for this to take effect. So educate yourself.

@Allan Smith Sounds like a good idea that I need to start working on. A walkthrough app. You at this moment I'm working on a real estate marketing app that will show anyone how to market their business in any city. This maybe a new feature I want add to it.
But overall at this moment you might just have to keep it old school, and writing things down, and take pictures.

@Brandon George Coming up with a targeted list like that will be a little hard to do. But with enough research and phone calls you should be able to find what you need. First what I will do is call every real estate company in the city, and ask for the top agent there.
Once on the phone ask them about what's available in the city such as what you're looking for. You shoudl eb able to get a good farm list by doing this.

@Stephen Nicholson By given them a epic-wow piece of content that is listed on your website that talks about distress properties, vacate properties and more. Give them solutions to their problems before asking to buy.
Honestly people don't want to sell, but if you come in to help and they help doesn't turn out good in their faveor..guess who they will call when it all fail.

@James Cooper First ask around to biggest real estate agents in the city to see if anyone knows of some people. Search the newspaper, online and social media. It's out there you just have to find them.

@Shane Mcc I personally think it's safe to send. But don't approach in the form of asking to buy, try to build a relationship first because some people will get turned off by that approach.

@Justin S. I'm all about making people hunt me down versus me running after them. Like I tell everyone it all comes down to the website that will promote who you are, and what your business is all about.
Have content you can put in place for people to find it so you can set back and watch people contact you. IT's hard to do, but rewarding at the end.

@Andy Cross Lol, your website should be the voice that speak when you can't. It's all about having content that educate them on what you're looking for. There is no right or wrong way of doing it bro.
