List source list price

I'm trying to figure out why list source is saying my list cost is $948.50 for 1400 names.  This is my first time buying a list from list source but this seems high compared to what I've seen others state they are paying?

I figured out where most of the cost is coming from my list, median home value.  That one filter is 70%+ of the cost of the list.  Remove that filter and my list price goes from $980 down to $280.  Hope that info helps.
