Northern NJ ListSource troubles

Hi BP,

I want to start my first direct mail marketing campaign in northern NJ, (West New York and Union City) but I am having no luck trying to build the list.  On ListSource I start by entering the zip code (West New York, NJ 07093) and I get a count of approximately 8K.  Then I try to select my property type which in this case is Residential Multifamily (4 Family or less) and the count goes down to 0.  Am I doing something wrong? Any info or advice would be greatly appreciated.  Thanks!

I don't really have any experience with Listsource but it may be that that particular municipality does not the track number of units for the data source that list sourc is using. In other words, if listsource is using tax records to determine number of units, and that particular municipality does not post the number of units in their tax records - which many municipalities in New Jersey don't - then list Source may not be able to pick up the fact that the property is a multi-family. Hence all of their Residential Properties may come up as single-family homes. Just a guess based on my experience with other subscription services that are real estate-related.
