The letter is to get a foothold in the multi family market, and I am a commercial real estate agent,

basic goal is to have prospects call me, fill out the form or keep me in mind for the future.

Im stating that the value of their building can be legitimately be increased, or

is this  not a good motivator ?

Have some one check your grammar. "As an property owner" is incorrect. There are other issues, as well.

Unless you are a licensed agent/broker, change "specializing in the sale ..." to something else.
