Best marketing you've seen?

Question

What is the best marketing you've seen for your type of investing?  I focus on short sales.  I saw a TV ad last week with two realtors that offer to sell your home and if they don't they'll buy it.  I REALLY liked it, just not sure how I could compete with that....
I would like to take some of the profit off my next deal to pay a good deal of $$ for marketing.  Just not sure where to spend it.  I'd like to interview a few marketing companys that can focus on direct mail for me, but I have a VERY hard time outsourcing ANYTHING  :D

best marketing good question because we really don't have stats to prove what was the best from these people. Im working on SEO and possbily a directmail campaign for a client.

Hi, interesting that this "guaranteed sale" is still being used.

If you're thinking of doing a guaranteed sales pitch, your sale agreements (price and terms) needs to be agreed to before your listing contract.

Locally, we have a weekly TV program, 30 minutes, of open houses that agents present from one RE company. It has a knock out as a moderator/hoast who does an great job, very professional. I'd put it up against any HGTV production (rather surprised for this are).

They show stills and video of featured homes with the agent's pitch.

That is big bucks advertising in an area. Use to have a phone in radio thing on real estate (and personal finance) that gave great exposure for the persons doing the talk show. Maybe if you are an expert in your area, you can get with a local finance person and maybe an attorney and form your own call in talk show. Talk radio stations usually have to pay big bucks for syndicated shows and would be open to a local show, if there is quality advice/discussion. I use to do this years ago in the financial/insurance arena as a regular guest type.
