I need help! I want to start my first direct mail marketing campaign. What are the best ways to get list of motivated sellers?

Pick two: Better / Faster / Cheaper.

You can:

1. Create your own list. Many county property appraisers or assessors will provide a list of property owners (in many cases you can download it online). Then you have to clean up the data based on who you want to target (i.e. people who bought their house a long time ago, cross referenced to probate, divorce records, or lis pendens...single family, multifamily - there are dozens of ways you can clean up and filter the data).

2. Buy a list. Google "real estate mailing list" and you'll find no shortage of options. And companies such as yellowletters.com offer a full package that includes the mailing list and the mailer.

3. Use EDDM: You can target a particular zip code using Every Door Direct Mail - Using a service such as VistaPrint, you can create, edit, and mail a post card to an EDDM zip code or targeted location right from your PC.
