Question about purchasing my absentee owners lists!

I've heard that Out of State Absentee owners is a good list to farm but what about "In State Absentee owners." Should I include them in my direct mail campaign or should I exclude them when I purchase my lists from listsource.com. Help Please!

Hi Michael Sanders,
Out of State owners tend to be more frustrated and therefore more motivated than across town owners. That being said, many times I've picked up very highly motivated folks in town but not owner occupying. Some people are just not cut out to be landlords....others inherited an unwanted piece of property.

Base your list on your budget. Plan to buy so many names....Start with out of state. If there aren't enough to finish your quota, move on to in State out of town, and finally to across town until you've hit your target number. (if that still isn't enough, you can move on to high equity owner occupant, or there are always niche type lists such as probate.)

But always start with a budget. How much can you afford to spend per month, every month, for a minimum of 6 months without regards to a deal? Start with that and reverse engineer to get your list size, then build it accordingly.
