Tenant NOT paying rent

I have several properties from commercial, residential, multi family And STR.
we have a tenant that just moved in and already missed his first payment. Almost a week late. Asked to break the lease. He’s trying to justify it by saying the property doesn’t fit his needs because of parking but I believe it’s just he can’t afford it. 
does anyone know the eviction process in Florida. He says he will be out by the 17th of Nov but I do t believe him.
