Early Lease Termination

Hi BP. I need advice on whether to send a 30 day notice to terminate the lease or an unconditional quit notice.

I’m in Will County Illinois.This is the situation, this is an one year lease with the tenant dated back in 07/01/23. Tenant comes from a government program which the government program pays part of the rent for tenant. Last weekend, there were police and emergency medics on the property 2:30am. The cause was the over dosage of drug. In my lease, it stated that “No illegal drug or controlled substances permitted on the premises( unless prescribed by a doctor).”

As a result, the government program terminated her contract because of that and other issues they caused since they moved in, but still paid partial rent for December.

I would like to terminated the lease with her. I just need advice on whether to send her an “Unconditional Quite Notice” or a “30-day Notice”?
