Hi everyone,
I recently received a notification from my insurance company that they are no longer insuring 3 units and plus and they are cancelling my policy.
I’m in Will County. Does anyone have a referral for an amazing insurance broker?
Thank you in advance,
Wu

Hi @Xingcai Wu - I don't have someone specific that I have used but maybe @Bob Floss II or @Mark Ainley have a recommendation for you.
Just curious, about what the judgment was for and how that process worked? I can only imagine here in Chicago getting awarded a judgment is a huge win! Congrats!

You'll need to check your local laws, but in general. You need to give notice of lease violation and 30 days to vacate. If they don't leave at the end of the 30 days is when you can file for eviction. Good luck!
Thank you!
Hi BP. I need advice on whether to send a 30 day notice to terminate the lease or an unconditional quit notice.
I’m in Will County Illinois. This is the situation, this is an one year lease with the tenant dated back in 07/01/23. Tenant comes from a government program which the government program pays part of the rent for tenant. Last weekend, there were police and emergency medics on the property 2:30am. The cause was the over dosage of drug. In my lease, it stated that “No illegal drug or controlled substances permitted on the premises( unless prescribed by a doctor).”
As a result, the government program terminated her contract because of that and other issues they caused since they moved in, but still paid partial rent for December.
I would like to terminated the lease with her. I just need advice on whether to send her an “Unconditional Quite Notice” or a “30-day Notice”?
Thank you so much,
Wu

Unless you work for the Post Office, you have ZERO responsibility or liability for her mail. It's her responsibility to ensure the mail is forwarded so it never touches your property.
Block her number and move on.

100% Not Your Problem. Or your new Tenant's. Anyone that moves needs to provide their local Post Office with their new forwarding address, or instructions to "hold" their mail, at least 10 days prior to the move. I DO remind Tenants of this at the time they give notice of vacating, but it is solely their responsibility. So is stopping any "automatic" payments for Rent or Utilities. They also need to be sure to change their "shipping"address before placing any orders through Amazon or elsewhere. Packages are not your problem EITHER!
Do not lose another moment of sleep over this irresponsible person.

Not your problem. She is responsible for her own mail and having it forwarded to her new address.
