Having a Tenant helping with maintenance

Need advice on this issue. I have a tenant that I use to keep the yard clean and take out the trash. I take some money off the rent. Do you think that this is a good idea. The reason for my concern. This is a 2 family and the tenant on the second floor is having problems using the yard because my first floor tenant thinks the property belong to him. What advise would be best. They don't get along. Different age group people and different background.

Hopefully, that every corner you try to cut to save money - has potential negative repercussions!

Handle this the right way or hire a PMC.
