Workers comp for onsite caretaker

Hello,

My single member LLC owns a 17 unit apartment building with an onsite caretaker. In exchange for free rent, the onsite caretaker manages the property and addresses maintenance issues.

Do I need to carry worker's comp insurance in this arrangement?  Or should I?
