Post: Eviction attorney in Minnesota (Anoka County)

Any recommendations for an eviction attorney in MN?  Ideally an attorney familiar with Anoka County.  

I own a 17 unit apartment building in a LLC, so need an attorney in order to evict in Anoka County.

I've tried cash-for-keys and other incentives and unfortunately not working.  Need to take the next step.

Post: Tenant having mental health crisis - multiple personality disorder

Spoke with tenant's father. His daughter, the tenant, is over 30 and having a mental health crisis involving multiple personality disorder. I have not had any direct communication with her, but rent is now 7 days late. Father says this has happened twice before at different apartments, both ending in eviction, which he wants to avoid. 

He says she won’t return to the apartment, but he'll pay this month's rent. That's great, but the bigger question is how to end this lease cleanly and legally.  

Tenant is on month-to-month lease requiring 2 months' notice. 

Any suggestions on how to proceed? 

For example, I could send tenant notice today that her lease will not be renewed and will terminate.  Does that make sense?  Other ideas?

Post: Want Modern, Wifi enabled Access Panel

Hello,

I have a 17 unit apartment building with an older access panel.  See picture.  

I'm looking to replace or update it because:

1. it requires a phone line and I'd rather use the existing building wifi

2. no remote management - how do I let a plumber in for example?

3. no phone / bluetooth option for residents for convenient access instead of key

I've been GTS'ing it (google that sh*t) , but I'm getting lost in all the options, so I thought of posting here in hopes someone has already been there, done that, and cares to share.

I should mention the building also has older residents who may still want to use a key.

Any recommendations?

Post: Converting apartment building to No Smoking

I'm considering converting my 17 unit apartment building to no smoking and looking for opinions and suggestions.

Minnesota, Class C building in decent neighborhood.

I purchased about 3 months ago.

If I did it, I'm considering rolling out gradually as lease addendums for renewed or new tenants.  Before I do this, I am considering communicating with the entire building about the plan to convert to no smoking, so they have time to plan to find a new place or start quitting.  

It's understood that it will help with turns (painting, cleaning, carpet, etc), so I don't need convincing there.

Smoking outside in Minnesota.  It's fine for half the year.

I don't know what's holding me back other than concern about loosing existing tenants and possibly lowering the new tenant pool in the future.  

Sound familiar to anyone?

Any words of advice or lessons learned?

Hello,

My single member LLC owns a 17 unit apartment building with an onsite caretaker. In exchange for free rent, the onsite caretaker manages the property and addresses maintenance issues.

Do I need to carry worker's comp insurance in this arrangement?  Or should I?

I own a 17 unit apartment building near Minneapolis built in the 60s and wanting to implement wifi camera system and modernize the access panel (wifi managed).

Any vendor recommendations?

So far, I've reached out to a company called Lloyd Security who appear to be able to help with wifi surveillance and access panel.   I'd like to engage a couple more for bids.

Post: Inheriting tenants and no move-in inspection

Hey everyone,

I'm in the process of purchasing a multi-family apartment building and just discovered none of the current tenants have any kind of move-in inspection.  A bit weird for me.  I'm use to a move-in inspection documenting the condition of everything at time of move-in.  Now, I'm imaging a scenario when every one of these tenants move out that I'll be paying their entire security deposit + interest even if there are damages beyond normal wear and tear.  Example of what a tenant might say - this 2x2' stain on 2 year old carpet was already there when I moved in.  

Any words of wisdom for this situation?

Thanks for replies so far!  Seems I missed an important details, my bad.  

The mortgage is still in my personal name.  Quit claim was just for public records.

Hey everybody,

I've held an investment property (4-plex) for years and have built up some equity.  I'd like to access this equity through a Home Equity Loan (HEL) and use it to make downpayment on another investment property purchase (12 unit bldg).

I bought this 4-plex in my personal name with a conventional mortgage . After closing, I quit claimed it to an LLC.

Does this sound familiar?  Pretty common strategy as I understand.

Does anyone know if I'll have to quit claim it back to my personal name in order to obtain a HEL?   Or, can I avoid the quit claim back?   

Also, if anyone has recommendations for HEL providers, I'm just starting my search.
