    Once you hit that 5–20 property range, staying organized becomes everything—totally get wanting to streamline.

    I’ve been using Baselane, and it’s worked really well at that scale. You can collect rent online, track income and expenses by property, manage security deposits, and even run tenant screening—all in one place. It’s built specifically for landlords, so it’s not bloated with stuff you don’t need, but still powerful enough to handle a growing portfolio.

    It’s helped me cut down on time spent managing the backend so I can actually focus on the bigger picture. Definitely worth a look if you're trying to run lean but stay on top of everything.
