Appraisal Day: What I Bring That Helps Support Value

I used to think appraisals were just about the appraiser walking through and crunching numbers. After going through a few deals, I’ve realized how much the info you provide can shape the outcome.

Here’s what I now bring or prepare for appraisal day:

. Rent rolls and lease agreements

. Photos and receipts for recent renovations

. Maintenance logs and capital expense history

. T-12 income/expense statement

. Market comps I’ve collected

. Notes on tenant stability and occupancy

It doesn’t guarantee a higher valuation, but it makes sure the appraiser sees the full picture and not just the walls and square footage.
