2026 Property maintenance option

I self-manage my single family property long distance. My tenants are long term, stable, and cooperative. For the past 5 years, I used two home warranty companies for my repairs. My current warranty company has become increasingly less transparent and cumbersome. For example, in MY CLAIMS page I can no longer see my applied service fees. Also, I no longer have the option to request that my tenant be contacted to arrange a service date. In fact, I must select one service visit date and time when submitting my claim. Moreover, I'm lukewarm about their service contractors, especially HVAC. Thank goodness I haven't needed electrical or plumbing services. My current contract ends April 2026. I'm considering using RentRedi's maintenance service, but I don't have a maintenance team on call in St. Louis, nor can I determine how the RentRedi's maintenance recommendations work or the contractor rates. 

I'd like to get some feedback on how to move forward and suggestions for maintenance/repair teams or companies in St. Louis, MO 63138.
