Quote from @Colleen F.:
@Tamara Kilgore What is the tenant situation? If you have a tenant and have the system as an amenity then you can't take it away mid-lease (unless of course they aren't using it and then they won't care, I suppose). I am not sure if ADT can tell you that. If you want to shift the cost to the tenant you can do so at lease renewal. You can remove the system as well. I would give the tenant the choice if you want to go with another system. What kind of area are you in and what kind of coverage do you want? Simplisafe is an option for vacancy without internet or you can do something like ring cameras. To keep your property safe during vacancy the best bet is limit vacancy.
There are options to use ADT sensors etc on a self monitored system but it can get complex and you are better of moving to a more turnkey system.
Yes, I had the security system listed as an amenity many years ago when my long term tenant moved in. Additionally, they do use the system. While I would never change things mid-term of the current lease, I was pondering shifting the expense and the ramifications of such a shift, if or when my tenant decides to vacate. At which point, I would not want the property to be without a security system. I am going to check into the functionality of Simplisafe vs ADT.

Presently, my properties ADT security system is in my name and I'm paying the monthly fee from collected rents. When I moved out of the property, I kept the system in my name during the vacancy period. It's now been 5 years and I'm wondering if their is an alternative. I still want to protect my property and thereby my tenants, I also want to reduce or eliminate this expense to increase my cash flow.
What suggestions would you make to a SINGLE FAMILY LTR investor surrounding property security system investment?
