When Did Self-Managing Stop Being Worth It?
Curious to hear from other landlords on this.
At what unit count did self-managing start feeling inefficient for you?
I’ve noticed that early on, handling everything yourself makes sense — you stay close to the property, save on management fees, and learn fast. But as doors increase, the real cost isn’t just time… it’s consistency.
Late-night calls. Vendor coordination. Turnover surprises. Missed preventative items.
There seems to be a tipping point where the operational drag starts impacting returns more than the management fee would.
For those who’ve scaled:
-
When did that shift happen?
-
Was it unit count, geography, or complexity that pushed the decision?
Interested in hearing how others evaluated that tradeoff.

This. Self managed for more than 20 yrs. I buy fewer but better properties with little management needed.
