Curious to hear from other landlords on this.

At what unit count did self-managing start feeling inefficient for you?

I’ve noticed that early on, handling everything yourself makes sense — you stay close to the property, save on management fees, and learn fast. But as doors increase, the real cost isn’t just time… it’s consistency.

Late-night calls. Vendor coordination. Turnover surprises. Missed preventative items.

There seems to be a tipping point where the operational drag starts impacting returns more than the management fee would.

For those who’ve scaled:

  • When did that shift happen?

  • Was it unit count, geography, or complexity that pushed the decision?
