Who is managing your rentals?

Hi! We are working together on putting together a Real Rstate Rookie episode around managing your rentals. To get some insight I am wondering who is managing your rentals? Are you self managing? Is one person in your relationship to take advantage of real estate professional status? Do you use a VA? Do you have a property manager in place? Is it a single person or a whole company? Let me know! I'm genuinely curious and I want to build the show out to help Rookies where they are at!

I self manage 38 SFR. It's easy to do these days with all the platforms like apartments.com that do lease agreements for you and collect rent. It's free and very user friendly so it makes self managing easy.

I think a lot of investors evolve through different models as they grow rather than sticking with one forever.

I've seen plenty of owners start by self-managing because it helps them understand the property, the tenants, and the operational side of the business. As portfolios grow or life gets busier, many begin outsourcing specific functions—like leasing, showings, bookkeeping, or maintenance coordination—before eventually moving to a full-service PM if it makes sense.

What I've found is that the best approach isn't necessarily who manages the property, but whether the owner still has visibility into the operation. Regardless of whether it's you, a VA, or a PM company, having clear systems, reporting, and accountability tends to matter more than the management model itself.

What's the outline of the episode?

Will it include a "Starter Kit" of rental applications, lease forms, sourcing credit reports, etc?

Would recommend either including or doing a connecting episode about screening PMCs.

Too many horror stories in the Forums about members choosing unwisely😡
