As much as i disagree with Jon Holdman's first paragraph (which I will say it is rare for me to disagree with much that he says), his second paragraph was spot on.

You cannot lump all Turn-Key vendors, companies, opportunities or properties into one simple category where you are going to get screwed to the wall with bad property and rents that are above normal, etc... You cannot lump the turn-key model and companies providing it as all good or all bad. You have to investigate yourself - in person - and be thorough.

As with any investment, the more knowledge you have, the less likely you are to make a mistake. Research cities, companies, industries, economic and financial data - everything you can to fully understand what is going on in that city and with the companies you will possibly do business with. Then go to the city.

Visit the companies, visit the properties, take nothing anyone says on faith and go see for yourself. Drive the same neighborhoods where you will invest with any company at night. Ask tough questions, make notes of other rental properties and call to get their asking rates. The truth is that there are many great companies out there and I can't tell you who they are. But i can tell you how to dig beneath the surface and finding out if the opportunity is good. There are a lot more variables such as property management and proper renovations that will factor into whether or not a property makes money.

Just my advice, but never buy properties off of spreadsheets. You have to really get to know who you are doing business with and understand how they are going to make that property perform for you as an investment long after you purchase.
