Your experience with the Memphis market

Hello, Ive been looking into the Memphis market near barlett Tennessee but hear Memphis is a very risky market. Does anyone have any experience with Memphis renting?

We've successfully invested in Memphis for over 10 years now.   Like Alex said there are certain areas to avoid, (like Alex said) so boots on ground to assess is always best.   A good property manager is your best resource.  I'm a trust but verify guy, so every 4 months we have picture inspections done.   I have never seen any of the properties before we've purchased & to this point all is as advertised.
