Realestate Market Collapse Timeline?

Question

Hello everyone,

I have been keeping close tabs on the realestate market and with interest rates rising I have seen a large decline in property costs.

I'm assuming 6-12 months out, realestate will see its highest crash in centuries.

What do you guys think?

I shouldn’t respond, this post is so ludicrous. But curiosity killed the cat. You have two other posts, one saying you have money and are ready to buy now (before the biggest market collapse in…um…centuries), and another saying you have no money and looking for help to buy with no money down.

Ask an informed question and I’m sure you’ll get some helpful replies.

Personally, I think crash isn't the right word. The median prices of homes have ticked down some but I think we are normalizing. We are coming off of some massive highs so if you're used to that, anything that is a drop, is cause for concern by that logic. The same logic could be said that if you're used to summer all the time and then you experience winter, the world is going into an ice age.

Yes largest crash in centuries. The last time we saw any type of crash as large as we are gonna see was when t-Rex’s started destroying homes that were uninsured and left people with no place to live

@Michael Monello I don't think anyone has centuries of real estate data because the US is only a few centuries old and you used to be able to claim land rather than buy it.

I believe we'll see more panic and possibly YoY price declines by next year but that's not stopping me from buying cashflowing real estate with long term fixed debt.

@Lalit R. I buy in Austin, San Antonio and Louisville. These are the markets I've been investing in for years and nothing will change for me anytime soon as I know them.

Where are you buying now? I wanted to enter US market in the coming months but since I am Canadian, banks dont like me as much. So looking for better cash flow for first few to build my company history here in US. Any words of advise on market and timing? I really like landlord friendly states especially Austin/San Antonio area

Hi Michael -

I think it depends on your perspective and your locale. Yes, interest rates are going up and there are property costs that are going down in some areas throughout the country. I know there are some areas in MA, where property values have gone down, but around Boston, that is not the case. Those prices are just as high as they have been. It depends greatly on location, state, and many other factors. Is there a collapse? I think that is a strong word. Possibly a correction on the way, but I wouldn't say a collapse. Regardless of whether  it happens or not, I think we all need to see it as an opportunity and take advantage of it when this correction/crash/whatever happens. Just my thoughts.

No, likely not.  Real estate has weathered price declines before, and a price decrease does not mean crash.  There's a lot of variables at play that David Greene covers well (even in his Instagram reels you can learn a lot on this specific topic).  I'd suggest checking out what he has to say as he says it with a much larger depth of knowledge than what I can speak from.

Wish price is not market price --> many people are putting homes on the market at wish pricing, far above market prices. Questions for you; why do you think there is going to be a housing collapse? Also, define what a collapse is... 10% price drops? 20%? 50%? Are we talking median prices? Or list to sale prices (read wish to market)?
