SW Florida (Collier) pricing check- water view, no pool (pre-season) mid $700s

Hi- 

Looking for input: 


Keeping details high-level for privacy. 3–4 bed SFH, ~2,000–2,600 sf, 2000s build, water/preserve outlook, NO private pool, standard HOA (not a resort community). On market ~4–8 weeks in the mid-$700s.

Considering a reduction into the high-$710s versus a deeper move toward the low-$710s. Goal: spark qualified showings without looking like we’re chasing and keep room for normal credits/concessions if needed.

Questions for local buyers/investors:
1) In Nov–Dec, which list would you choose for this profile: high-$710s or low-$710s (same $700–$725k portal band)? Why?
2) For similar no-pool, water/preserve homes, what weekly showing count tells you the price is “right” pre-season?
3) In your recent deals, where are accepted offers actually landing for this bracket?
