Thanks, Brooke- really helpful insights. I'm still exploring MTRs vs LTRs. Would love to stay in touch and learn alongside you!

Thanks, Kelly! This is super helpful. Since this is my first property, I really appreciate your practical tips, especially about securing that first guest early. Great idea on reaching out to local hosts too- I hadn't thought of that.

Thank you for the heads-up, Anthony. I hadn’t heard that about Anduril. That area could definitely make sense for a MTR demand, especially with contractors. I’ll take a closer look!

Thanks so much, Kerlous! I appreciate you sharing your experience. That balance between cash flow and management effort is an aspect I’m trying to understand as I plan my first step.

Ross- thanks for laying this out. I’m in Columbus and exploring MTRs for my first property, so your market comparison really caught my attention. Since you were evaluating all 3 cities, I’m curious- did you end up pursuing Columbus, or did another market feel stronger?

Steven- thank you for your insights. I’m in Columbus and exploring MTRs as my first investment strategy. Curious: if you’re still investing here, have you seen a particular tenant type (e.g. traveling professionals, contractors) perform better lately? Your perspective would be a big help!

Thanks for posting this, Shyd. I’m exploring Columbus as a first-time investor and am really interested in MTRs. Your focus on traveling professionals caught my attention. Has that guest profile still been working well for you?

Hi all - I'm in the research phase as I prepare to purchase my first investment property in the next 6+ months. I'm based in Columbus, Ohio and considering a midterm rental (30+ day) strategy.

I'm exploring furnished rentals that would appeal to:

*Airline crew near CMH

*Traveling professionals or contractors working downtown or near hospitals

I'd really appreciate any local insight on:

*Neighborhoods in Columbus where MTRs perform well

*Areas to prioritize (or avoid) for this type of rental

*What tenant types you're seeing the strongest demand from in Columbus

*Platforms or tools that have worked well for you (Furnished Finder, Airbnb, etc.)

Thanks in advance for any advice from those investing in or around Columbus!

Quote from @Michael Baum:

I always thought that airline crews didn't have 30+ days of downtime in a city other than where they live.

You’re right that most line-holders wouldn’t need 30+ days in another city. I’m actually thinking more about commuting crew members- especially those who don’t live in base and need a place to stay midterm. Also, considering new hires in trainging or on reserve who might need month-to-month housing.

Appreciate the feedback- helps me think this through!

Hi everyone! I'm a first-time investor preparing to buy my first property in the next 6+ months and I'm exploring a midterm rental (30+ days) strategy in Columbus, OH.
My goal is to generate solid cash flow without getting overwhelmed by short-term turnover. I'm considering targeting:

*Airline crew near CMH

*Traveling professionals or contractors downtown

I'm trying to decide whether an MTR is a smart first step compared to a traditional long-term rental.

For anyone who's started with MTRS or made the switch:

*What were the biggest surprises (good or bad)?

*Any pros or cons I should know as a first-timer?

*Did the numbers work out better than long-term rentals?

Thanks for the insight- I'm here to learn and plan carefully before jumping in!
