Austin Market Report - June 2026
June brought stronger housing activity across the Austin metro, along with a continued increase in the number of homes available compared with last year.
Closed sales rose 7.9% year over year, pending units increased 8.8%, and total dollar volume jumped more than 14%. Months of inventory remained at 4.8, unchanged from May but up sharply from 3.5 a year ago.
The result is an active but relatively balanced market. Demand has improved, but the additional supply compared with last year is giving buyers more choice and keeping sellers under pressure to compete.

Prices Firm Up Year Over Year
Average sold price rose 5.9% to $616,714, while median sold price increased 1.1% to $450,000. The average price also finished June at its highest point of the trailing twelve months.
Price-per-square-foot figures were more restrained. Average sold price per square foot increased 1.9%, while the median declined 0.5%.
That difference suggests some of the gain in average price came from the mix of properties sold, including more activity among larger or higher-priced homes, rather than uniform appreciation across the market.
Sales and Dollar Volume Increase
A total of 3,175 properties sold in June, up 7.9% from last year. Combined with the higher average price, that pushed monthly dollar volume to nearly $1.96 billion, an increase of 14.3%.
Year-to-date dollar volume reached approximately $9.12 billion, up 6.1%.
Sales of existing homes were especially strong. The number sold rose 9.9%, and their combined sales value increased 17.2%, showing that the market’s improvement was not being driven only by new construction.
Pending Units Remain Ahead of Prior Years
Under contract and pending units increased 8.8% to 2,878.
More homes were under contract throughout the first half of 2026 than during the same period in either 2024 or 2025. Activity has begun its normal seasonal decline from the spring peak, but it continues to run ahead of the prior two years.
That suggests home sales should remain stronger than last year in the coming months, even as the busy spring season winds down.
Inventory Holds Steady as Listings Grow
Months of inventory remained at 4.8 in June, unchanged from May but up sharply from 3.5 a year ago.
New listings rose 7.8% year over year to 4,990, while withdrawn and expired listings declined 2.9%. New listings tracked close to last year from February through April, dipped below last year in May, and then moved ahead of last year in June.
The higher inventory compared with last year is the main counterweight to the stronger sales and pricing numbers. Buyers have more alternatives, and sellers face more direct competition than they did a year ago.

More inventory means greater selection and, in many cases, more negotiating room. Well-priced homes in desirable areas can still attract attention, but buyers generally have more time to compare options and evaluate the numbers carefully. Listings that have been on the market longer may offer the best opportunities for price reductions or seller concessions.
If You’re a Seller
Demand has improved, but so has the competition. Average days on market increased from 73 to 76, while the average sold-to-list price ratio improved to 97.7%. Pricing, condition, and presentation remain important from the outset, especially when buyers may have several comparable homes to choose from.
