Current roommate willing to pay extra

Hello guys, I’m just seeking some advice concerning house hacking, my current home has 3 beds and two baths and I am renting a spare room to a good coworker who is clean and pays on time every month. My current house does not have a garage and he mentioned he would be willing to pay 1000 dollars a month instead of the 600 he’s paying now if my house had a garage which I agree with him because I’d rather live in a place with a garage myself.  I was contemplating getting another property with a garage and moving there with him and rent the one I’m currently in and put some money into it to either sell or rent further down the line. we both have very good paying jobs so curious to hear what you guys think regarding this matter. Put money into my current home and buy another property to live in or just stay here where I pay 1,500 a month and risk losing a good paying roommate? Any advice is greatly appreciated.

 What is the purpose of the garage? Is it for cars or for storage?  If its for storage I would spend $1,000 on a storage shed and put some heat/electricity in it.
