When to House Hack

Question

I currently live in Virginia, but do not see myself here long term. I want to move to North Carolina or Florida within the next year (depending on where I can land a job). When should I start House hacking? I hear some people say you need to live in an area for a year or so to get the feel of it before you purchase a property.

I'm not sure exactly where you're currently located in Virginia, but if you're in Northern Virginia, it generally doesn't make financial sense to purchase a home unless you're planning to stay for more than a year—especially if you're not putting down a significant down payment. If you were planning to stay for 4+ years, buying with a low down payment might start to make sense, depending on the specific market and type of property.

My wife and I house hack as our primary investment strategy, and after gaining several rental doors, I’d say: start as soon as you reasonably can.

A lot of people wait to “feel settled,” but honestly, the learning curve and momentum you build from that first property can be a game-changer — even if it’s not in your forever city.

If I were in your shoes, I’d aim to start with a duplex — wherever you land that next job.

Work with a savvy investor-friendly agent and lender who can help you structure something smart: low money down, maybe seller-paid closing costs, and even a temporary rate buydown to help offset these high interest rates. Most loans require you to live in the property for at least one year — and that’s your golden window.

During that year, focus on making small improvements to increase the future rent potential or reduce vacancy risk. Then, if it makes sense, move into the other unit and repeat the process. A few years in, you’ll likely be able to pull equity from appreciation or rehab and roll it into your next property.

It’s not flashy, but it’s a reliable way to build long-term wealth — and it works.
