Beginner looking for advice

Hello Everyone, 

I’m very new to real estate and looking to gain an info or feedback. I’m 38 years old and looking for the best ways to get into real estate. I’ve always been a renter because I moved around a lot but I’ve been reading about buying a duplex living in it for a period of time if that makes sense. I have 40k available what would make the most sense for someone in my position. Also if anyone has any books they recommend for beginners that would be much appreciated. For experienced people in real estate how did you get your start? What mistakes if any did you make when first getting into real estate. Any feedback is much appreciated.
