Hello! I’m looking to house hack a 3 bed/2 bath soon by having the rooms rented out. How did yall split utilities and how much did you charge for rent? Anything helps!s

I personally think just factoring in utilities into rent is the way to go. Figure out what a rough average would be and then add it to rent (or even slightly higher).

Not only does this make it easier on the tenants, easier on you as the landlord, it also allows you to charge a premium. Most people want convenience and are okay paying a bit more for that, just to not have to think about it. When me and my wife look for furnished rentals when traveling we really only look at units that include utilities for that exact reason.

It also allows you to put in your rental listing *utilities included* which is yet another reason to help standout amongst other listings.
