If you’re a first-time home buyer in Massachusetts, there’s a program that can be a huge help getting into your first deal. MassHousing offers up to $25,000 in down payment assistance with 0% interest, and you don’t make monthly payments on it. You only pay it back when you refinance or sell the property.
For anyone looking to house hack, this can be a game changer. Being able to come in with less cash out of pocket means you can get into a 2–4 unit sooner, keep more reserves, and start building equity earlier instead of waiting years to save.
There are income limits and guidelines, but it’s definitely something worth looking into if you’re trying to break into your first deal in MA. I’m a real estate agent, not a loan officer or financial professional, just wanted to share this option is available. It is currently only available from April 27 - July 31, 2026.

Yes!!! DPA on multifamily is amazing! I have also helped do 5% assistance on FHA for househacks. It covers the full FHA 3.5% and 1.5% for closing costs. There are pretty sweet options out there for househackers right now!
