Duplex House Hacking Advice
I purchased a duplex and I’m planning to live in one unit and rent the other one. I don’t want the renters to know that I’m the owner but I’m not sure how to do that since we’ll be neighbors and I have a realtor who will list and show the property but I’ll be the property manager and sign the lease agreement… or I’d appreciate any tips on minimizing issues if they know that I’m the owner. Thank you!

Hi Andrea, congrats on the duplex purchase! A lot of owner occupants feel this way at first, but in reality it’s usually pretty hard to hide that you’re the owner when you live right next door, and trying too hard to keep it secret can sometimes create more awkwardness later on. Most tenants honestly don’t care as long as the place is well managed, repairs get handled, and communication is professional. I’d just keep a friendly but professional relationship from the beginning. You can still have your realtor handle the listing/showings and then introduce yourself simply as the landlord/property manager when it’s time to sign the lease. One thing that helps a ton with minimizing issues is setting clear expectations upfront in the lease and communication style. Try not to become “too available” just because you’re next door. Keep maintenance requests organized, respect privacy, and treat it like a business even though you share a property. A lot of successful house hackers make this setup work really well once they establish good boundaries early on.
