Is AirDNA applicable to MTRs?

Question

I hear about AirDNA a lot for STRs. Is any of the data in it applicable to MTRs, or can it be tailored to MTRs? So far, it doesn't look like it, but I wanted to see if someone knew something I wasn't seeing.

I wouldn't trust any of the PM companies in my market. I don't know if there even are any. I'll probably just pool data from my investor friends and the meetups I run in the area. I appreciate the suggestion!

We've already looked at FF, but I was hoping for another tool to compare and better determine the accuracy of FF's data.

I don’t find Airdna helpful for MTRs. Even for STRs, I prefer to do a more manual and precise comparative analysis than just relying on Airdna.

I agree with Dennis. We are always happy to do an analysis on a property for anyone looking to set up a MTR. We’re in the Los Angeles market.

If you're looking at a specific address it may be worth connecting with a local property manager to see what they say, most will offer a free analysis (we do for STR and LTR) and can provide some insight.

It can be a useful tool, if you know your market well enough to interpret the data correctly which is hard. Typically the data is skewed because it is showing you the vacation rental data, not the MTR data.  A different resource I would recommend is Furnished Finders data tab. There they have a lot that can help you determine area demand and pricing.
