MTR Success in East Oakland?

Hello BP community! Specifically in East Oakland areas would you guys recommend a MTR to traveling nurses a good investment for someone looking to break into real estate investing or is it better to just focus on flips in the area due to the higher price points and lower (if any) rental income from buy and hold strategies? I am asking about that area since a 2 bedroom home could sell for about 460-550 decently remodeled and the higher priced 2 bedrooms on Furnished Finder rent at about $3,400 a month. Just want to see what you guys are thinking 😃

Hi Edwin,

One thing to keep in mind is the often negative perception that East Oakland has. Please know I have lived in Oakland for 20 years so I am familiar with the the good, the bad and the ugly of Oakland. For some the entire city of Oakland conjures up negative images. While there are some lovely homes on nice quiet blocks, the overall perception of East Oakland may not be attractive to traveling nurses, some of whom leave and/or come home at night. It's not just the block or home it is the overall area one has to drive through to get the lovely home and nice quiet block. The location of East Oakland may limit the number of nurses and other healthcare professionals willing to rent in the area. Use Furnished Finder, Airbnb and other sites to see how many MTR and STR listings there are in East Oakland and see from the calendar and other source information how often they are rented and the income they generate.
