Post: Can you recommend a real estate database for PC and Android

Hi All,

Looking for a quality database system where I can store all the contacts I meet at RE events, agents, contractors, tenants, and categorize them by area, specialties, etc. I would also like to use the database for prospecting.

Also would like recommendations for real estate data services so I can easily look up property owner information, liens, deeds, etc. and other key real estate information.

There may be something that incorporates all of the above. Hopefully, it's reasonably priced. A monthly fee is fine if it's really good and intuitive.

1. What have you used?

2. What have you liked and not liked, because sometimes knowing what to avoid is as good as a recommendation!

Thanks!

Cleveland is a very good market that I just started researching. Great cash flow! An truly under appreciated city.

I have not contacted him yet, but Tal Tamir with Premier Cleveland Investments, is a Cleveland native, RE broker and, investor who specializes in helping investors buy Cleveland area properties. The first link is Tamir's super informative and short podcast guest appearance speaking about Cleveland investments and the second link is his website.

Wow@ This is great!! Which lender did you use for 3% down on an investment property. Is it units where you live in one and rent the other. Please provide more info. Thanks!

Quote from @Christopher Sandys:

Last May I bought my first Single Family Home for $64,000 plus about $5,000 in rehab. So a total of $69k. It rents for $1,100/month. That's 1.6%. Bought it off of the MLS. I had only 3% down on a conventional loan. Not quite as good as @Engelo Rumora, but another Toledo deal.

Post: MTR Success in East Oakland?

Hi Edwin,

One thing to keep in mind is the often negative perception that East Oakland has. Please know I have lived in Oakland for 20 years so I am familiar with the the good, the bad and the ugly of Oakland. For some the entire city of Oakland conjures up negative images. While there are some lovely homes on nice quiet blocks, the overall perception of East Oakland may not be attractive to traveling nurses, some of whom leave and/or come home at night. It's not just the block or home it is the overall area one has to drive through to get the lovely home and nice quiet block. The location of East Oakland may limit the number of nurses and other healthcare professionals willing to rent in the area. Use Furnished Finder, Airbnb and other sites to see how many MTR and STR listings there are in East Oakland and see from the calendar and other source information how often they are rented and the income they generate. Happy to talk if you wish. Direct message me.

This Monday I attended a very good North Carolina Real Estate Investors Association (NCREI webinar on STR's lead by Emir Dukic, CEO of Rabbu.com, an STR management company based in Charlotte, NC but services available nationwide. The company seems impressive. Definitely worth contacting them. http://rabbu.com/

Hey Akshar, I'm not far from you down here in the Central Coast (Arroyo Grande to be exact). I'm also up in the bay area a couple times a year.

Anyway, if it's of interest I can talk to you about the Detroit market. I own 12-doors there now and I'm finishing up a duplex here soon as well.

My properties cash flow like crazy and have seem extremely good appreciation as well. I have a partner on the ground there that runs a turnkey operation to help identify properties, rehab them, and ultimately manage as well. Sounds like that might be a good fit for you. Shoot me a message if you want to chat!

I would also like to know options with OOS rentals. Are there any East Bay meetings soon?
