Just listed my first MTR - now what? Feeling anxious
I just listed my first newly build ADU as a furnished 2/2 on all major platforms. It's in Orange County next to Disneyland and other major attractions and hospitals. The price is comparable to my competitors, my photos are good, my descriptions are excellent... I believe the set up is done and done well
but now im feeling anxious and nervous that its not going to rent and I invested so much time and money into it. I know it may feel normal as its my first one & I don't know my system yet. However I'm wondering how do you feel more confident with this?
Can I get more exposure somehow or a partnership with an agency to connect tenants to me? How long should I expect it to take to get a tenant before adjusting my price or listing?

First, the nerves are normal. Either experience it will reduce but I still have concerns about any new STR/MTR or change of management and our oldest2 STRs have been STRs since 1999. Especially if in a new market I would have new concerns.
We have had MTR in off season and one for less than 2 years while we were waiting for an STR permit. The implication being I have a lot more STR experience than MTR experience, but do have some MTR experience.
All our new units or at change of management of existing units, we offer an initial discount to get traction. Ask yourself if there is no reviews why someone would choose your unit over a highly rated unit if the price is the same?
there are many ways to get guests other than the OTAs. Insurance placements, association posting at the various colleges/universities, FB groups, Craigslist, etc. they all require some level of effort and not all will be worth the effort, but it is hard to know before hand which will be worth the effort.
even though the traditional STR OTAs support MTRs we found furnished finder was the site most of our MTR guests/tenants use (is a MTR tenter a guest or tenant, I suspect legally they are a tenant).
