How do you keep utility costs low when tenants in medium/short term rentals love to blast the AC/heat?

    Some suggestions.

    1 - Blackout curtains to keep the heat out/in

    2 - Smart thermostat you have access to and is locked down in the house (set it to a reasonable temp)

    3 - Set expectations upfront that if the temp is set unreasonably low there will be a utility fee.

    4 - Use Morningstar rated appliances that save energy.

    5 - Regular maintenance on your appliances to ensure they are working properly and efficiently.

    6 - Proper insulation to ensure you're not wasting energy.
