Quote from @Miller McSwain:

Hey! I actually just wrote the BiggerPockets book on Co-Living (25% off here https://CoLivingBook.com)!
Personally, mine are in Colorado, BUT I'm literally looking for some in WA right now. From my research so far, WA state law prevents cities from setting occupancy limits on single family homes. This is the main regulation that can block Co-Living, but WA is good to go on that front!

Analysis of Co-Living is similar to long-term-rentals. Just be sure to include the added expenses (utilities, wifi, cleaner, shared supplies, etc). Happy to chat about it more!

 Hello Miller,

Can I please take a look at an example of one of your co-living leases?

Thank you

Really enjoyed hearing about your journey on the BP podcast.

What is the average cost of converting a single family home into a duplex?

Not adding any additional living space, just dividing the two units, putting a kitchen in one of them, and probably not having to add a bathroom to either unit.

Do hard money lenders typically require a down payment? If so, what would the percentage be?

Thank you Andrew! I’ll keep in mind to verify all the numbers myself and not put blind faith in AirDna.

Thank you Sarah! I was hoping not to have to pay for AirDna, but I’ll just have to include that in the underwriting process I guess. Yes please, if you know a str investor in Louisville I would love to connect with them.

Thank you Michael! I’m just learning the market in Louisville and I saw they just tightened str restrictions. I was surprised at the number of events here that bring in people from out of town which is why I’m curious about it.

Is anyone doing AirBnb in Louisville? I have questions about profits and vacancy rates. Also, for short term rental owners in general, how do you find the necessary numbers to underwrite deals?
