The year I stopped being surprised by repairs

Not a flashy win, no huge cash flow jump or dream deal, just a quieter kind of success that took me a while to notice.

I used to dread the "unexpected repair" call. Every time something broke it felt random, even though looking back, nothing about aging HVAC units or worn roofs is actually random.

Last year I sat down and mapped out the install date and expected lifespan of every major system across my properties. Roof, HVAC, water heater, appliances, all of it. Nothing changed physically, the properties were the same, but my relationship to maintenance completely flipped. I stopped reacting to problems and started scheduling replacements before they became emergencies.

The actual win isn't a number I can show you. It's that this year, for the first time, not a single repair caught me off guard. I knew it was coming, I'd already budgeted for it, and it just happened on schedule instead of at 9pm on a Friday.

Curious if anyone else has had a "boring" year like this feel like a bigger win than a flashy deal.
