Standard Purchase and Sale Agreement

I'm a new investor and I was advised with this standard purchase and sale agreement from a investor from another state. He recommended to get this looked over by a local agent to make sure it's ok to use this one in my state. Can anyone help me look over this contract? Thanks in advance.
