Finding Buyers as a Wholesaler

I am currently trying to build my qualified buyers list in Kentucky and have been using various methods with limited success.  I have had more than a few folks that come off as cash buyers and when I begin asking qualifying questions I get ghosted.  Do any of you have any guidance in finding qualified buyers

Cash buyers is really the easy party. Like @Jerryll Noorden mentioned getting a good deal is #1. Plenty of groups out there especially in Lexington that you can accomplish networking with investors easily.
