Hi, has anyone used lead mining pros? Either for SMS texting or cold calling. If so, would you recommend the company?

You have to understand lead generation. Then you have to understand MOTIVATED seller leads generation.

Once you do, you will soon realize that it is not possible to target motivated sellers.

Anything based on a list is not even random, it is worse than random.

Fact 1:

I rank #1 on Google for my market and thus I get a ton of organic actually and truly motivated seller leads.

I rarely get foreclosures, absentee owners, probates, tax liens, divorces etc. RARELY.

Fact 2:

If you need to send 3000+ mailers to people on this lists to get one deal, it means 2999 people of the 3000 you spend money on to chase, are not interested, not motivated, and thus the wrong audience.

That is a 99.97% failure rate.  No matter how you spin it, you are chasing the wrong audience.

Add fact 1 + Fact 2 together and you will see that drawing a conclusion is quite simple right?

You can't target motivated sellers. Not possible.

The only way to reliably get in touch with motivated sellers is for you to make it easy for them to find you.

Get a solid website, work on the 3 pillars of conversions:

1. Competence

2. Personality

3. Credibility

Once you do this right, you WILL be #1 and you will generate 100% organic high-quality quality free motivated seller leads!
