Divorce WholeSale Opportunity

Hello All!


An opportunity recently occurred to acquire a property, that I do not have sufficient funds for (would love to keep it if I could). The loan is said to be non-assumable, about $150k left on mortgage, hasn't paid last two month, esti. at (Zillow) $400k ARV, repairs are minimal and house is 10 years old.

I would love to get a contract to wholesale this property but am worried about how a divorce might complicate it.  What might I look out for concerning divorce and California? 

Another option is finding someone to provide a private loan. 


Advice and offers greatly appreciated.

If it's contested or nasty, you have to wait until the court assigns ownership portions or you'll be right in there with them and you probably don't want to be part of that big unhappy family.
