There are a lot of ways to get started, but here’s what worked for us: we began with outbound marketing. We pulled data from multiple sources, mainly using Propstream (Propwire is also a good free option), and then we reached out to those homeowners through texts and calls to see if they were interested in selling. We used scripts from experienced wholesalers in the industry, which gave us a solid foundation for those conversations.
When we found someone interested in selling, we bring in a buyer and watch how they analyzed the deal. Over time, we learned exactly what buyers were looking for and eventually took over that part ourselves. In the beginning, we essentially “bird dogged” deals, and once we were confident with the numbers and had the financial backing and network to handle potential risks, we transitioned fully into wholesaling.
We currently average 8 closed deals a months.
