Hey Carlos, it’s great that you’re looking to get into wholesaling. I’m happy to help here.
There are a lot of ways to find buyers but one of the best is to look at properties similar to the one you’re trying to wholesale. Check out the comps and see who purchased those properties, then reach out to them to see if they’d be interested in yours.
For example, if someone recently bought a property that’s nearly identical to the one you’re wholesaling, there’s a good chance they’ll be interested in this one too.
That’s really the concept, your comps are your buyers.

I’m not familiar with the Two-Day Blueprint platform for generating leads. However, I do have a few other sources that we’ve found to be successful for both outbound and inbound marketing.
What specific strategy are you looking to move forward with?

Hey Ariane, it's awesome that you're looking to start sourcing your own deals. There are a variety of ways to go about it, and it really comes down to how much time you’re willing to spend on certain tasks.
If you’d like to partner with people, you’ll be leaving a little money on the table since they’re most likely bringing the deal. However you will buy back a good amount of your time. On the other hand, if you have a lot of time on your hands, you could go the off-market route and generate your own leads.
It really depends on what direction you want to take. There are plenty of strategies out there, and I’m happy to help shed more light on them.

Hey Sara, we usually use Upwork for hiring. Also we have had success with Facebook groups as well to find talent.
As for the CRM we use, we use ReSimpli. I can send over a discount code if you’d like to try it out, or even a tutorial on how we use it. We’ve found it’s very well-structured for both marketing and managing the pipeline of off-market deals.

Great question. I recommend reading the assignment agreement closely. Confirm who pays which closing costs, access for inspections, and the exact purchase price you are taking over. See if they would also be able to share the redacted purchase and sale agreement they have with the seller, so they can block out the sellers name and purchase price if that makes them feel more comfortable. This lets you confirm they are actually under contract with the seller and see their terms the have with the seller.

I have found Privy best for comping / underwriting.Regarding contracts, I have a basic P&S that I can share that works for any state.When it comes to finding buyers, theres a ton of different ways to go about this. DealMachine vs Propstream comes down to your workflow. Here is what I recommend as we use both. If you plan to driving for dollars, DealMachine wins for accuracy and organization. If you are pulling targeted lists like probate, preforeclosure, or tired landlords, Propstream wins. Propstream also help with comping too. I also found them both very accurate with their skip tracing capabilities. Happy to share the discount codes for either depending on which one you choose!

Rentometer’s solid for a quick pulse check, especially in areas where rental comps are scattered. I use it as a starting point but always double-check with Zillow, Facebook Marketplace, and actual property managers to get a more realistic range.
