I'm looking to start wholesaling to get some cash together to buy rentals, any tips for someone just starting

Hey Richard, wholesaling is a great place to start.

My recommended basic setup if you're on a budget: pull a list from PropStream or Propwire (Propwire is free), target motivated sellers like absentee owners, high equity, pre-foreclosure, and reach out through texts and cold calls. We started the exact same way and closed 25+ deals in our first two years doing it part-time in college.

Pick one channel and go deep before adding more. Most people spread thin and get results from none.

We now average about 7 closings a month running virtually, and have added PPC as a marketing channel. It's very doable. Happy to share more, shoot me a DM!
