I've looking into wholesaling recently and I would appreciate any advice on how to get started.

Hey Giuliana, awesome to see you getting into this at 18. You're already ahead of most people just by being here and taking it seriously.The way we started was pretty simple. Pull a list of motivated sellers from Propwire (it's free) targeting absentee owners, high equity, pre-foreclosure. Then reach out through texting and cold calling to find people open to selling. When we found an interested seller, we'd bring the deal to an experienced buyer and watch how they analyzed it. That's how we learned what buyers actually want, and then we took over that side ourselves.We started part-time and still closed 25+ deals in the first two years. LA County is a competitive market but deals are absolutely there if you're consistent with your outreach.Happy to share more, shoot me a DM!

Before spending money on lists or software, sit in on a local REIA meeting and listen to what the active wholesalers in your market are actually doing. Strategies that work in Phoenix don't always work in Cleveland. Knowing your specific market matters more than any course you'll buy.

My son bought his first rental (3 unit) about a week after graduating from high school in 2024. His second less than a year later (2 unit). And now he is half way through his first flip. He did what he did by absorbing what he could from watching me. My suggestion is that you connect with whatever local investor/landlord groups you can find. Attend their meetings. Participate. Take the classes they offer if any. You'll be networking with others who have done what you're trying to do.

I wrote a best-selling book called "Build Real Estate Wealth: Enjoy the Journey of Rental Property Investment" with nothing in it that I haven't done or wouldn't tell my own son to do. I have a chapter in there about going from zero to $10,000 per month in net rental income. My fictional investor starts out as a renter, moves into owning a rental in which he lives in one unit, and then moving on to living in a single-family home while investing in more rentals.

What is your end goal? Flipping? Being a basic landlord? Short Term Rentals?

I would decide this first and start moving in that direction. You are very young so you have plenty of time....start asking questions on this forum, that would be a great way to start gaining knowledge...!
