New wholesaler here.

I’ve started reaching out to off-market property owners and have gotten a few responses so far. One owner told me they’re not interested in selling right now.

For those who have done wholesaling successfully, how often do you follow up with owners who say “not now” instead of “never”?

I’d appreciate any advice on follow-up systems and staying organized as I build my pipeline.

    One thing a lot of newer wholesalers underestimate is how much follow-up drives deal flow.

    “Not now” is often just a timing issue, not a dead lead.

    Some of the best opportunities come from consistent, organized follow-up over time rather than the initial conversation itself.

    The key is building a simple system early:

    • clear lead statuses
    • follow-up schedules
    • conversation notes
    • and consistency in outreach

    A messy pipeline usually kills more deals than lack of leads.
